On the 30th anniversary of the firm in 2006, Peter Grove and Todd Lankenau were made Managing Partners of Lundahl and Associates, Architects. One year later Jeff Lundahl, the founder of the firm retired and Collaborative Design Studio was formed with Peter and Todd at the helm. The 'collaborative union' they have formed is based on innovative thought, technical expertise, and talented professionals who respect their clients, listen enthusiastically, deliver unique well managed projects in harmony with the environment, all while making the process fun. We pride ourselves on being able to deliver projects that can be constructed as designed within our clients schedule and budget.

The 25-year old lakeside restaurant on this property needed to be upgraded and enhanced to support conference, meeting and event functions. A new mountain lodge style conference facility was constructed along with a new restaurant/bar with both indoor and outdoor seating as well as a new kitchen.
The sloping site terrain became an opportunity to create a dramatic entry overlook to the bar/lounge and dining areas below as well as to Lake Tahoe beyond.
This restaurant and conference center project was designed, drawn, permitted and constructed within a 12 month period on a fast track basis, which included the coordination of a large number of standard and specialty consultants including food service, interior design and lighting.

Exterior renovation to the entire facility
Collaborative Design Studio has provided successful hospitality design to the Hyatt Regency Lake Tahoe since 1979. The design integrates style and elegance and is environmentally friendly.
This project was the second phase of the property's transformation from the original 1960's "King's Castle" design vernacular into the classic 1920's alpine grand lodge. Using contemporary materials, construction, regional building roof forms, fenestration, and exposed timber construction, the 160 room Aspen Terrace Guest Wing and Spa additions blend into the historic architecture and natural beauty of Lake Tahoe and maintained a sensitivity to the environment.
The 20,000 sq ft Stillwater Spa is the first of its kind in the area and reflects the resort's classic Tahoe luxury with 16 state of the art treatment rooms. The Spa was published in American Spa. (See article)

Tenaya Lodge at Yosemite is a classic mountain resort situated two miles from Yosemite National Park's southern gate, surrounded by a noble evergreen forest and a rich range of Sierra activities and experiences.
Our task was the design/remodel of this new addition. The project includes a 20,300 sq ft two story addition to the North end of the existing building. The design retains the Mountain vernacular but enhances a slightly more modern appeal.
The upper floor contains a new 10,000 sq ft modern conference facility with an expanded ballroom and three new conference rooms. Overlooking the majestic pines of the forest below, and surrounding the new conference facility, a new 3,000 sq ft deck at the upper floor was added to complement the conference space.
On the lower level of the addition a new 14 treatment room spa and reconfigured office facility (9,700 sq ft) was constructed. The new spa, designed in the Mountain-Craftsman style, offers a full range of services from massage therapy to therapeutic paraffin treatments.
This addition and remodel of one of Yosemite's finest resorts has been successfully completed through careful selection of materials, thoughtful and practical design solutions, and collaboration with all of our partners and consultants.

The Kirkwood Expedition Lodge is a six story building (5 stories over a parking level). The second story plaza contains office, lobby, retail, wine bar, fitness center, food service and residential spaces.
Additional work recently completed for Kirkwood Ski Resort includes a new recreation center and renovations to the ice rink, ski rental shop, ski operations facility and Timber Creek Lodge. Timber Creek Lodge, at 6,200 sq ft, is a new day lodge facility, ski school and rental shop.

Collaborative Design Studio's design for this Hyatt Regency Lake Tahoe project encompassed the renovation of 405 guest rooms and the entire 40,000 sq ft of public space, which included the Hotel Lobby, Casino, Ballroom, Restaurants and Kitchen areas.
The new interiors were designed in a style that fits into its beautiful alpine environment and has the warmth and romance of an old Tahoe lodge.
The renovation of this Hotel Tower facility into a design that reflects the "old Tahoe spirit" culminated the design and redesign of the Hyatt owned compound, which includes the cottages/lakeside lodge and timeshare property, which Collaborative Design Studio is proud to have been a part.
South Lake Tahoe, California

This private, luxury resort designed in traditional Tahoe vernacular style with river rock and cedar siding exteriors, blends naturally into it's surroundings. Each residence has a spectacular lake view, access to 270 ft of white sand beach, a private fitness center, year-round heated swimming pool and spa, and caretaker's quarters.
We met and exceeded the primary design challenge: create a site plan of 16 fractional ownership units, with eight 3-bedroom, 1,787 sq ft units and eight 4-bedroom, 3,201 sq ft units, on a 1.88 acre lot; and, meet all code and strict regional agency design requirements for lake front property. The solution: design eight, 3-level buildings, each building containing one single-level, 3-bedroom unit and one double-level, 4-bedroom unit.
Ridgedale, Missouri

Design
Located near Branson, Missouri on Table Rock Lake and tucked into the hillsides of the Ozark Mountains lies Big Cedar Lodge. Originally constructed in the 1920's, the historical resort was upgraded in 1987 to become the premier destination in America's Heartland. The addition of the conference center, spa and renovation of the Stonecroft Hotel will complete the amenities.
The spa structure will provide 16 treatment rooms, exercise facilities and necessary back of the house spaces. The conference center is designed to provide state of the art conference and meeting facilities. The existing Stonecroft Inn, converted into a 100 room boutique hotel, supplements the adjacent Big Cedar Resort.

We designed this five-star designated Hyatt Vacation Club resort for excellence in quality, design and amenities in order to blend in with the environment and preserve the existing forested area, while providing a luxurious and timeless structure.
The High Sierra Lodge consists of 60 Timeshare Units contained in 6 two to three story buildings. The aesthetic style features the use of natural colors and materials, and Lake Tahoe Craftsman architecture to blend with the environment. The interior also celebrates a rustic mountain theme, echoing the surrounding landscape features.

Advanced Planning, Programming, Design and Construction, Administration Services
The State of Nevada contracted Collaborative Design Studio in January of 2004 to perform Advance Planning, Programming and Schematic Design work for this new 36,000 sq ft Department of Agriculture Offices and Laboratories building, approximately 12,000 sq ft of out–buildings, plus associated site work, including parking and access road work, and construction of a single story 1,200 sq ft greenhouse and associated sitework.
Numerous meetings with multiple user groups and State representatives formulated the Preliminary Project Program which included a detailed Space Needs plan for all user spaces. We then integrated this information into the Schematic Design of these new buildings.
Under new contract with the State of Nevada in 2005, Collaborative Design Studio commenced with the Design Development Phase of the Project and continued through the Construction Administration Phase.
The buildings provide state of the art working environments for the ongoing administering, research, study, regulations enforcement and the education of the public of the agricultural industry in the State of Nevada. It accommodates present and future operational space needs, is flexible and innovative and links with the site to form a sense of place that reflects the agricultural history and function of the State of Nevada.
Construction was completed in July 2009.

In 1976, we were selected through a design competition to be the architect for an 80,000 sq ft, three story building to be added to the Southwest Gas Corporations headquarters in Las Vegas. This building was revolutionary at the time in being energy efficient in its design. In 1987, we completed the campus Master Plan with the design of another three story, 75,000 sq ft, office building in Las Vegas.
Additionally, we have designed office renovations and new administrative office buildings for Southwest Gas Corporation in Arizona, 210,000 sq ft of space; plus, an operations center in Truckee, California.
Awards: Nevada Silver Award for Design awarded by Nevada Landscape Architects; and, City of Tempe Award for Beautification.

Programming, Master Planning, Design and Construction Administration
Designed for administrative space for eight departments, a commission meeting room and parking garage.
The design approach was to develop a program through in-depth departmental surveys and collaboration with a Steering Committee to develop consensus. The site design needed to fit into a larger campus with other County buildings and the County Fairgrounds.
The design met and exceeded all design goals with: use of day lighting and sun shading to reduce heat gain; plus, the selection of HVAC and electrical systems which maximized energy efficiency and comfort.

To accomplish required view objectives for the outdated building, the new building has an experiential and indirect entry to the Church. The entry experience of traveling past the Multi-Purpose room into an art lined Narthex and then into the Church allows the parishioner to adjust from the travel and parking experience before entering the sacred space.
Exterior building forms and features include a sculpture of St. Theresa, a Sanctuary Tower, a Bell Tower, gable entry roofs, high clerestory windows for interior light, and gabled stained glass windows. The building's exterior and interior have an ascending form and visual emphases upward.
Natural materials were used both on the exterior and interior to create a flow of the exterior mountain environment to inside.
Sparks, Nevada

Design Assistance and Construction, Administration Services
We teamed up with a large national firm to design and develop this new public transit center in the City of Sparks. The design concept reflects the 100 year history of the City and its involve– ment in developing and supporting the growth of railroads in the west; incorporates a quality of Victorian aesthetic; recalls the elegance of transit and public structures from the 19th century; and, achieved a silver level of LEED certification, maximizing sustainable design characteristics and performance.
High ceilings and materials reflecting the classic roundhouses of the past are used in contrast with contemporary movable transparent walls and other elements that give a welcoming openness to the structure. Careful selection of materials (derived from local sources when possible), energy efficient equipment, sensitive treatment of the site, layout of spaces to capture natural light and ventilation are key elements to the sustainable design approach to this facility.

Collaborative Design Studio teamed up with Parsons Brinkerhoff to design and develop the new 4th Street Station Transit Center located in the heart of downtown Reno.
The project consists of the design of three separate transit islands that provide passenger access to the RTC busses. The north island houses a 9,200 sq ft passenger waiting area and RTC support services building. These two buildings and the center island are connected by a north-south connecting canopy. Additional canopies are provided over each of the 25 bus bays that serve the site. Careful selection of materials (derived from local sources when possible), energy efficient equipment, sensitive treatment of the site, layout of spaces to capture natural light and ventilation were key elements to the sustainable design approach to this facility.
The project is expected to achieve a silver level of LEED Certification.
Reno, Nevada

Collaborative Design Studio was commissioned to prepare a master plan for an international communications systems company when they decided to relocate their corporate headquarters to Reno. The 15 acre site was planned for a phased development of three 75,000 sq ft office buildings.
Upon completion of the master planning, Collaborative Design Studio was engaged to design the first building in a contemporary pre-cast concrete and glass theme. The clean crisp blue glass reflects the blue Nevada sky and is complemented by the highly detailed textured and sandblasted concrete columns and panels with their multi-colored aggregate.
The buildings entrance lobby is a two story glass enclosed space punctuated by a free floating winding steel stair to the second floor. The core of the building contains a two story, 3,200 sq ft Network Operations Center (NOC) and adjoining Mission Critical Data Center with complete raised access floor and underfloor distributed cooling throughout.
The surrounding office areas are all designed as open office workspaces to promote the interaction of employees and provide maximum flexibility for the Owner to quickly and easily reconfigure workstations in response to the needs of the corporation.
The upper floor contains the executive office suite with a panoramic view of the snow capped Sierra Nevada mountains and a board room overlooking the NOC Room and its 20' high x 80' long wall of plasma screen televisions monitoring communications activity around the globe. The entire facility was designed with an independent stand-by power system to enable the facility to operate 24/7/365 without interruption or impact from failures in the primary electrical service.
High performance reflective insulating glass and attention to detail in the design of the building envelope allows for a reduced heating and cooling load and highly energy efficient operation.
Reno, Nevada

As a result of extreme overcrowding in the existing courthouse and the State mandated increase in the number of judicial positions, we are commissioned to develop a design that added three new hearing rooms (two with in-custody prisoner capability), new judges Chambers and space for judicial assistants within the footprint of the existing courthouse.
A relocated and expanded self-help center was designed to provide the public with efficiencies of use in a more open and welcoming of extensive natural day lighting and views of the Truckee River. Significant upgrades to the vertical transportation systems allowed for three independent and secure paths of travel for the public, the judiciary, and in-custody prisoners. All work was to be performed while the courthouse was fully functional with minimal disturbance to the operations of the courts. The project was carefully coordinated with the Courts Administrators and Judiciary and was completed on time and under budget.
Carson City, Nevada

Collaborative Design Studio was selected by the State of Nevada to provide design services for the phased construction of the States primary mission critical data center. Our assignment was to program and design an 11,000 sq ft administrative addition to the existing 12,000 sq ft data center.
Some of the complex challenges of the project involved the complete renovation of the existing data center, including the complete replacement of the electrical and mechanical systems; as well as the replacement of the entire access floor underlying the data center, while keeping the entire facility 100% operational. The work also included the relocation of the emergency generator without loss of a redundant power supply.
The new addition was designed as a high security office space with an open and pleasant work environment. The use of full width north facing light monitors introduces significant indirect natural daylight to the interior workspace.
The perimeter is surrounded by private offices with deep overhangs and light shelves thus reducing heat gain and glare in the building; and, reflecting direct natural light off the ceiling to penetrate deep into the spaces.
Lighting throughout the building is controlled by a daylight harvesting system which reduces energy consumption while maintaining the same lighting level at desktops at all times regardless of the sky conditions.
Chula Vista, California

Collaborative Design Studio has completed more than 20 projects for Leviton Manufacturing Co. throughout the United Sates since 1993. This 100,000 sq ft research and development facility located in Chula Vista, California includes office space, testing labs, a data center, quality control labs, public assembly areas, a cafeteria, and warehouse facilities.
The planning also included the development of a business park on virgin farmland on a bluff overlooking the Pacific Ocean and the southern end of San Diego Bay. This unique site required the building to be partially constructed on as much as 70 feet of fill material, requiring significant soil stabilization and necessitating a unique foundation design to prevent long term differential settlement.
The building was designed to encourage the collaboration of design engineers, marketing, sales and operations personnel in manufacturing systems a comfortable working environment and to reflect the contemporary, progressive values of the corporation, yet in a somewhat modest, understated style. The project was designed as the marquis project at the entrance to the Eastlake Business Park, and by creating a successful partnership with the developer and the City of Chula Vista, we were able to negotiate significant tax incentives and waiver of development fees in exchange for providing local employment for an underemployed workforce.
During the ten year expansion program, Collaborative Design Studio performed work on other Leviton projects in Chicago, Illinois; Memphis, Tennessee; Atlanta, Georgia; Morganton, North Carolina; Providence, Rhode Island; Little Neck, New York; Sparks, Nevada (2); Coffeeville, Kansas; Garden Grove, California; Ontario, California; and Tijuana, Mexico.
Our assignments varied from new construction to renovation work in office, manufacturing and distribution facilities with sophisticated material handling and manufacturing systems.
South Lake Tahoe, California

Master Planning, Design through Construction Administration
Located at 9150' above sea level, this new 15,000 sq ft. mid-mountain day lodge at Heavenly Resort is the first new lodge constructed at the Resort in 30 years and culminates years of planning and design.
The Tamarack Lodge has been situated and designed to take advantage of existing uses, activities, circulation patterns, solar orientation and views to better serve skiing and non-skiing resort visitors. The building program includes a scramble-style servery, full size kitchen, seating for 500 guests, a bar area and restrooms plus an outdoor deck area, which will seat approximately 250 guests.
The Lodge site, just east of the top of the Gondola Station, was carefully investigated and chosen based on its ability to: be located at the center of all activities in the area, both summer and winter; accommodate existing skier and other visitor circulation patterns; provide the ability to operate and maintain the facility (e.g., snow grooming in winter, food and beverage deliveries out of the public views, etc.); maximize views from the dining area; allow passive solar gain for the public spaces in the lodge; facilitate interaction with nearby ski school and tubing activities; and to provide an outdoor seating opportunity adjacent to the lodge that would optimize sun/shade patterns; and minimize tree removal.
Inspiration for the design of the Lodge came mainly from the lodge designs of years gone by that were simplistic in the massing forms and elegant in the detailing. Exposed structural wood timbers, the incorporation of stone, metalwork and colored tile patterns tie the building into its natural surroundings while making a monumental statement. The Tamarack Lodge will be LEED Certified and open year round to accommodate both summer and winter Resort activities.

Master Planning, Design through Construction Administration
Collaborative Design Studio was selected to develop a detailed Needs Assessment Master Plan and Architectural Program for the base lodge facilities at Diamond Peak Ski Area. The base lodge facilities included ticketing, ski rental, a child care/learn to ski center, food service and bar, meeting rooms, retail shops, and numerous locker rooms.
The Study identified future requirements (based upon a projection of anticipated ticket sales and season passes) to develop new revenue-producing facilities and to enhance the skier experience for visitors to the resort. Recommendations included substantial renovation of all public facilities, upgrade of lockers and ski rental shop, modernization of all visitor service areas; and, the development of a significantly expanded bar, outdoor deck, and food service capacity.
Phase 1, consisting of the base lodge reconstruction, was implemented in 2008 with funding of approximately $3.3 million. Collaborative Design Studio provided design and construction administration services to Incline Village General Improvement Distict to complete the construction in a very ambitious six-month timeframe prior to the beginning of the 2008-09 ski season. The project was completed on time and under budget despite a significant number of non-code compliant concealed conditions which required repair.
Phase 2, consisting of the Children's Ski Center, ticket offices and administration buildings, is currently under design and scheduled to begin construction in May 2010.

Collaborative Design Studio designed the Entry Building, Golf Clubhouse, Community Center and various outbuildings for the residential subdivision featuring two golf courses and located in the high desert foothills of northern Nevada with views of the mountain range and downtown Reno.
The architectural style is uniquely high desert, suitable to the region and its climate with sun shading devices, day lighting, outdoor patios and with many view orientations.

The golf buildings are located to protect views and designed to have a complimentary presence to the natural environment thus preserving the predominant natural site character of Nevada's oldest community.
Glenbrook, Nevada

A new clubhouse for the community was designed in the location of the former clubhouse, which is the oldest golf course in Nevada. The Clubhouse features Lake Tahoe views with indoor and outdoor dining.
A new Pro Shop building was designed as a separate structure nearer to the golf course for better course visibility and management.
The designs of these buildings help maintain and enhance the feel of the Glenbrook village in the forest at Lake Tahoe.

East Peak Lodge Renovations/Deck Enclosure: Collaborative Design Studio began design work for the Heavenly Ski Resort in 2004 with renovations to the existing East Peak Lodge. We added an ADA compliant restroom facility plus structural roof covering over the lower deck for wind and weather protection. In 2008, we were further commissioned to provide design services for the complete enclosure of the existing upper deck with associated access plus feasibility study and design of a proposed new deck.
Gondola Lodge: After successfully completing renovations to the East Peak Lodge, we began work on the 14,720 sq ft Gondola Lodge. This day lodge is designed to take advantage of users activities, circulation patterns and views to better serve skiing and non-skiing resort visitors. The building program includes a scramble-style server, seating, a small bar area and restrooms plus an outdoor deck area seating 250 guests.
The site was carefully chosen based on its ability to: (i) be located at the center of all summer and winter activities in the area; (ii) accommodate skier and non-skier circulation patterns; (iii) provide the ability to operate and maintain the facility out of public views (e.g., snow grooming, food and beverage deliveries, etc.); (iv) maximize views from the dining area; (v) allow passive solar gain for the public spaces in the lodge; (vi) facilitate interaction with nearby ski school and tubing activities; (vii) provide outdoor seating that optimizes sun/shade patterns; and, (viii) minimize tree removal.
The Gondola Lodge is LEED Certified and open year round for summer and winter Resort activities.

The Center is the premier environmental science research and classroom facility in the United States dedicated to the preservation and protection of alpine lakes and streams.
This project was developed through a unique partnership between Sierra Nevada College and U.C. Davis, in collaboration with the Desert Research Institute, the University of Nevada, Reno, the Scripps Institution of Oceanography, the RAND Corporation and Carnegie Mellon University.
Designed to blend into the natural environment and create the least amount of site disturbance, all programmed spaces and needs were incorporated into a tight building shell while producing a productive and pleasing interior environment.
Laboratories generally consume a relatively large amount of energy, but the mechanical and electrical systems were creatively designed to significantly reduce energy consumption while providing necessary laboratory safety.

Positioned at major campus crossroads and situated to be visible from the relocated campus entrance, the building fulfills campus master plan objectives by providing the arrival point to the University while allowing for expansion.
Its hillside location permits dramatic vertical transition through the atrium, linking food services, bookstore, student government offices, clubs and organizations, conference rooms, an 800 seat multi-purpose ballroom and 240 seat theater.
The interior environment brings to focus a community gathering center, functioning as a space where learning and socializing occurs simultaneously.
Environmentally sustainable design was integrated into all planning levels, including furnishing selections which Collaborative Design Studio was solely responsible for.
Green principles guided every decision from design phases to furniture selections. Environmental friendliness is reflected in design usage of daylight harvesting, xeriscaping for landscapes, recycled materials, and energy efficient power systems.

In April of 2008, Collaborative Design Studio was awarded the exciting UNR Living Learning Center, a new development for student housing and learning on the University campus. Integrating spaces for living with academic advising; the UNR Living Learning Center is much more than standard "student housing."
The project consists of a new undergraduate residence for 300 students; and approximately 10,000 sq ft of academic/faculty space with smart classrooms and faculty residences.
The student suites is designed as "modules." The design will incorporates "green principles" throughout. In part, it is the development and refining of a new design concept being applied to student housing that is designed to be a hub for intellectual interactions. One that complements both residential life and social dynamics, an environment that supports that process. The eventual completed design will reflect the ever-changing roles that residences play in the collegiate experience and incorporates progressive ideas into the architecture.
Slated to begin construction in 2010, the new Living Learning Center is expected to open its doors in 2011. Collaborative Design Studio teamed with the national firm of WTW Architects on this project.

The site has a stream environment in its center creating a developable area at each side. Rusted steel bridges cross the stream connecting the parking lot on one side and play fields to the other. The maximum number of existing trees was saved by carefully placing site improvements and by limiting site grading.

This building was structured to not only be an icon for the School of Journalism but to provide different functional spaces to coincide with high-tech information and communications systems; and, to enhance the north quad of the campus. The visual design approach was to recreate in a contemporary sense the historical character and continuity of the campus, as well as to create an interior/exterior campus for the school. A central interior atrium with three stories of space around it. A central skylit interior is the interactive core where most activities are visible. An exterior patio off the Reading Room is an activity area for reading or social events.
The building has functioned very well and has accomplished its goals of helping establish the School of Journalism as a strong recruiter for qualified students and faculty.

Design Assistance and Construction Administration
The design basis for the three story signature building was to integrate a new, upscale building into the Medical School Campus to raise the level of the School's appearance and functionality and to maintain accreditation. Collaborative Design Studio worked with the Design Architect, Steering Committee and Medical School staff during the entire design process. The campus is rectilinear, but this building is irregular and curved which adds richness to the campus. It's scale and colors compliment the existing environment.
The facility increased awareness for the image of the Medical School while providing state of the art learning environments. Due to the success of the Design/Project, we were asked to speak at the National Library of Medicine Design Symposium in Washington, D.C., in 2003.

This prototype middle school was originally designed to accommodate 1,000 students with different indoor and outdoor activity spaces. Each successive generation of this design was enhanced to increase student capacity, upgrade technology and incorporate concurrent sustainable design practices. The spatial organization is developed to arrange and locate similar activities in groupings. The center (focal area) of the Classroom grouping is the Library/Media Center and the noisier Gymnasium, Music, and Shop classrooms the Multi–Purpose Room. The Multi-Purpose Room and the Library/Media Center are located on a central organizing axis with an outdoor courtyard between for orientation.
Awards: American Institute of Architects, Nevada Honor Award for Design Excellence; and, American Association of School Administrators Exhibit Selection.

This private, luxury resort designed in traditional Tahoe vernacular style with river rock and cedar siding exteriors, blends naturally into it's surroundings. Each residence has a spectacular lake view, access to 270 ft of white sand beach, a private fitness center, year-round heated swimming pool and spa, and caretaker's quarters.
We met and exceeded the primary design challenge: create a site plan of 16 fractional ownership units, with eight 3-bedroom, 1,787 sq ft units and eight 4-bedroom, 3,201 sq ft units, on a 1.88 acre lot; and, meet all code and strict regional agency design requirements for lake front property. The solution: design eight, 3-level buildings, each building containing one single-level, 3-bedroom unit and one double-level, 4-bedroom unit.

We designed this five-star designated Hyatt Vacation Club resort for excellence in quality, design and amenities in order to blend in with the environment and preserve the existing forested area, while providing a luxurious and timeless structure.
The High Sierra Lodge consists of 60 Timeshare Units contained in 6 two to three story buildings. The aesthetic style features the use of natural colors and materials, and Lake Tahoe Craftsman architecture to blend with the environment. The interior also celebrates a rustic mountain theme, echoing the surrounding landscape features.
